  • 12 mil: the minimum for residential rentals, such as single-family rentals and low-turnover apartments. Expect 10 to 12 years.
  • 20 mil: the best balance for Yakima rentals, including student housing, vacation rentals, and units with pets. Expect 15 to 18 years.
  • 28 mil and up: commercial-grade, for long-hold rentals where you want to avoid replacement for 20 plus years.

  • Vacation rental: 20 mil LVP everywhere. High traffic, photo-friendly, waterproof.
  • Student housing: 28 mil commercial LVP for heavy abuse and multi-year ROI.
  • Mobile home: sheet vinyl or 12 mil LVP for subfloor flex tolerance and low cost.
  • Long-term family rental: 12 to 20 mil LVP in main areas, carpet in bedrooms.

Rental flooring cost and the law

For a 1-bedroom apartment (around 700 sq ft), expect $2,800 to $3,850 installed with builder-grade LVP. A 2-bedroom unit (1,000 sq ft) typically runs $4,000 to $5,500, and a 3-bedroom house (1,800 sq ft) $7,200 to $9,900. Washington's Residential Landlord-Tenant Act (RCW 59.18) requires landlords to keep rentals safe and habitable, including addressing tripping hazards, mold, and severe damage between tenancies.
