What is luxury vinyl plank?
LVP is a multi-layer synthetic flooring built to look like real wood. Each plank stacks four layers: a clear wear layer on top, a high-resolution printed design layer, a rigid waterproof core, and an acoustic backing. Quality LVP uses a stone plastic composite (SPC) or wood plastic composite (WPC) core. SPC is harder and more dent-resistant. WPC is slightly softer and quieter underfoot. It is a cousin of luxury vinyl tile (LVT, which mimics stone or ceramic) and sheet vinyl (which comes in rolls).

- Premium, 20 to 30 mil: material $4.50 to $7.00, install $3.00 to $4.50. Best for forever homes, pets, and heavy traffic.

Where LVP works best, and where to avoid it
- Kitchens: excellent. It handles dishwasher leaks, dropped pots, and dog bowls.
- Bathrooms: excellent, with no swelling at seams.
- Basements: excellent. It installs over concrete slabs with proper underlayment and tolerates below-grade moisture.
- Living rooms, mudrooms, and laundry rooms: excellent. Pair with area rugs for warmth and sound.
- Bedrooms: good, though many prefer carpet for warmth.
- Avoid saunas, three-season porches, and spaces exposed to outdoor weather. LVP is not designed for extreme heat or freeze-thaw cycles.
LVP vs laminate vs hardwood vs tile
Installed, LVP runs $4 to $11/sf and lasts 15 to 25 years. Laminate runs $3 to $8/sf and lasts 10 to 20 years. Hardwood runs $8 to $20/sf and lasts 30 to 100 plus years, and tile runs $7 to $20/sf and lasts 50 plus years. LVP and tile are waterproof and excellent with pets. Choosing the wear layer, thickness, and core
The most important spec on any LVP is the wear layer, the clear protective top layer, measured in mils (one mil is one one-thousandth of an inch).
- 6 to 12 mil: rentals, low-traffic rooms, second homes. Expect 8 to 12 years.
- 12 to 20 mil: family homes with pets and kids. Expect 15 to 20 years.
- 20 to 30 mil: heavy use and vacation rentals. Expect 20 to 25 years.
- 28 mil and up: light commercial and long-hold rentals.
Choose an SPC core for heavy furniture, large pets, or high-traffic areas. Choose WPC if comfort, sound, and warmth matter more than maximum dent resistance. Both are 100% waterproof. Plank thickness typically runs 4mm to 8mm, and thicker planks tolerate minor subfloor imperfections better.
DIY or professional installation, and care
LVP is the most DIY-friendly hard flooring available, and basic tools are enough for most rooms. Professional installation is usually worth it for rooms over 400 square feet, uneven or damp subfloors, whole-house projects, tricky cuts around cabinets and door jambs, and concrete slabs that need moisture testing. Daily care is simple: sweep, dry mop, or vacuum without a beater bar. For deeper cleaning, use a damp microfiber mop with a vinyl-safe pH-neutral cleaner, and skip steam mops, ammonia cleaners, and scrubbers. In south-facing rooms, rotate area rugs or use UV-blocking window film to prevent uneven fading.
The honest downsides
LVP cannot be refinished, can fade in prolonged direct sunlight without UV-protective wear layers, may dent under extremely heavy point loads like piano legs, and adds less resale value than real hardwood. It is also a synthetic product, which matters if you prioritize natural materials.
